Mesa covers more ground than any other city we serve, and the work changes completely depending on where in it you are. Northeast Mesa around Las Sendas and Red Mountain Ranch is built into real slope, which means retaining, terracing, and drainage engineering before anything decorative happens.

Southeast Mesa around Eastmark and Cadence is new construction on flat pads — blank decomposed granite yards with no plan, where the whole design is open. And the 1970s and 80s stock through central and west Mesa usually starts with removing original concrete that has spalled past repair, plus irrigation that has been patched for forty years.

Northeast Mesa Slope

Las Sendas, Red Mountain Ranch and the Mountain Bridge area are built into genuine grade. Usable outdoor space there is created by retaining and terracing, not by decorating what exists. Those walls often cross the height threshold that requires engineered plans and a permit, and the drainage design behind them matters more than anything you can see.

Eastmark Blank Slates

New southeast Mesa builds hand over a flat granite pad with builder irrigation and no drainage design. That is an opportunity — nothing to demo, full design freedom — but it also means the whole plan is on you. We start with grade and drainage on these lots because that decision constrains everything after it, and it is invisible once the yard is finished.

West & Central Mesa Demo

Houses from the 1970s and 80s typically have original concrete that has spalled and cracked past patching, plus decades of irrigation modifications. Realistic budgets here have a genuine demolition and haul-off line, and we quote it separately rather than folding it into a square-foot rate that makes the project look cheaper than it is.

Northeast Mesa has real grade, and walls there commonly exceed the three-foot threshold where Mesa requires stamped engineering and a permit — and that threshold drops if anything sits above the wall, like a driveway, pool, or structure footing. We produce the stamped plans and pull the permit. On hillside lots the review is more thorough and takes longer, so we start it immediately.
